Home Price & Down Payment
Annual & Monthly PMI Premium Formula
Transparent mathematical methodology explained in plain English.
Annual PMI = Loan Amount × Annual PMI Rate % | Monthly PMI = Annual PMI / 12Applies private mortgage insurance premium tiers (typically 0.3% to 1.5% annually) to initial loan balance until reaching the 80% / 78% LTV removal threshold.
Variables Explained:
- Home Purchase Price: Original contract property purchase price.
- Down Payment: Cash equity provided by borrower at purchase.
- PMI Rate: Annual insurance factor determined by credit score and LTV ratio.
$350,000 Home Purchase with 5% Down ($17,500)
Determining monthly PMI fee and payment threshold for 80% LTV cancellation.
- Calculate Initial Loan-to-Value (LTV): ($332,500 / $350,000) = 95.0%.
- Calculate Annual PMI: $332,500 × 0.0075 = $2,493.75.
- Calculate Monthly PMI: $2,493.75 / 12 = $207.81 per month.
- Determine 80% LTV balance target: $350,000 × 0.80 = $280,000 (PMI can be requested removed when balance drops by $52,500).

When can I remove PMI from my conventional mortgage?
Under the Homeowners Protection Act, you can request PMI cancellation when your loan balance reaches 80% of original property value. Lenders are legally required to automatically terminate PMI once the balance reaches 78% LTV according to the original amortization schedule.
How is FHA MIP different from conventional PMI?
Conventional PMI can be canceled once you reach 20% equity. For most FHA loans with under 10% down, FHA Mortgage Insurance Premiums (MIP) cannot be canceled and remain for the entire 30-year life of the loan unless refinanced into a conventional mortgage.
